The position of Les Jardins is very special. Although only 300 metres from the centre of Cotignac, it is quiet with a superb view over the tiled rooftops to the Massif des Maures hills to the south towards St Tropez. “We wish we could wrap up the view and take it with us” as one visitor put it. Behind the house is a beautiful cliff covered in sub-tropical plants. The road leading to the house ends in a cul-de-sac, so there is little through traffic. The house is comfortable and stylish, built on two floors in true Provencal style with a Roman tiled roof, wooden shutters and wonderful views to the south from every room. White walls, terracotta tiled floors in the house and on the terrace, with high quality bathroom and kitchen fittings. The terrace with private swimming-pool, barbecue and dining area has lovely views all round, but is not overlooked. The house is less than 5 minutes’ walk to the centre of Cotignac with its bars, restaurants, and shops offering Provencal specialities such as fabrics, stylish clothes, cosmetics, local honey, olive oil, terracotta pottery and decorative objects. There are two hairdressers, a beauty salon, a newsagent with same-day British and European newspapers, an ATM, a bank and a post-office. Not to be missed is the Tuesday morning market, one of the most colourful and lively in the area. While retaining its original and unique charm with a history dating back to the Roman occupation, Cotignac now has seven restaurants, six bars, three bakers, a butcher, a fishmonger and a mini-supermarket selling just about everything one needs. The village has three doctors, a dentist and an excellent pharmacy. There is a lovely walk along the valley behind the house past a dramatic waterfall and other wonderful walks through vineyards, olive groves and forest. This is the true ‘France Profonde.’
The swimming-pool – 7 m x 4 m – is set in a large terracotta-tiled terrace shaded by a tamarisk tree, a judas-tree, a pear-tree and an olive-tree with roses, jasmine, lavender, rosemary, sage and colourful plants in terracotta pots. There are six sun-loungers and two Lafuma reclining chairs. Glass doors from the living-room and kitchen lead onto the terrace with a Weber barbecue and outdoor eating area shaded by a large unbrella and an ancient tamarisk tree. Outdoor lighting provides a romantic ambiance on late summer evenings. There is parking for one car outside the front door with additional parking nearby. The pool has an alarm but is unfenced and very near the house, so adults need to exercise extreme vigilance with young children.
Off the entrance hall to the left is a bathroom with tiled walk-in shower, bath, basin and WC; a separate WC and basin; a utility room with extra crockery and kitchen equipment, ironing-board and steam iron; a laundry-room with Bosch washing-machine and tumble dryer. To the right is a a large bedroom with kingsize bed, bedside tables, chest of drawers, clothes rail and French windows to the terrace and swimming-pool. Opposite is another double bedroom with a (140cms) double bed. Straight ahead is a well equipped open-plan kitchen with hand-glazed Salernes tiles, antique pine fitted cupboards and units, electric oven and hob, microwave, large fridge-freezer and dishwasher. A glazed door leads onto the terrace and outdoor eating area, Next to the kitchen is the dining-area with antique table, 6 chairs and a dresser. From the dining area through a large arch is the spacious living-room with beamed ceiling, two sofas, coffee table, writing desk, satellite TV, CD and DVD players and four stereo speakers. There is a Wifi booster giving a good broadband signal. Sliding glass doors lead onto the terrace and pool. From the entrance hall are stairs to the master bedroom with a king sized bed , bedside tables, chest of drawers and a built-in wardrobe unit. The bedroom has a wonderful view to the south. The fourth bedroom has twin single beds, bedside tables, a chest of drawers and a built-in wardrobe unit. There is a large tiled bathroom with shower, bath, double-basin and WC on this floor. All bedrooms have electric fans. There are many pictures throughout the house. This being a much loved home, there are masses of books, DVDs and CDs with wide variety of music, jazz, classical and pop.
Rentals are from Saturday to Saturday with arrival after 5 pm, departure before 9.30 am, for other days please ask.
A non-returnable payment of 35% of the total rent is required to confirm a booking, the balance to be paid 8 weeks before the start of tenancy.
There is a returnable damage deposit of £500 per rental to be paid in advance of the booking.
This property is not suitable for small children, sorry no children under the age of 8 yrs.
The property is unsuitable for wheelchair access. Since the pool is very near the house and unfenced, the property is unsuitable for young children who cannot swim.
