Description

A typical Provencal Bastide in its own large garden with a swimming pool and spectacular views to the Massif des Maures. It is in the country at the end of a quiet lane – 7 minutes delightful walk on an old Roman road from the house to the centre of Cotignac or the same time to drive, circumnavigating the spectacular cliffs behind this pretty village. Cotignac is a year-round active village with plenty of restaurants, bars, shops and a wonderful weekly market.

Accommodation

Le Derroc has been recently renovated to a very high standard. It has 5 bedrooms each with air conditioning, electric heaters and mosquito blinds. There are 4 double bedrooms, 2 of which have queen size beds, one has a double + single, one a king size and the 5th has 2 singles which can be made smaller for children. There are 2 bathrooms (one at either end of the house) and a shower room and extra WC halfway along the landing. The 1st bathroom has a large shower, a bath, WC and washbasin and the 2nd has a large shower (with seat/shelf) WC, bidet and washbasin.

There are two sets of stairs, one from the hall, the other from the kitchen and on the landing/passage there is a door allowing both ends of the house some privacy – suitable for 2 families sharing.

Downstairs there is a kitchen/dining room. The kitchen, as you will see from the photos is large and designed in a ‘contemporary’ farmhouse style and is the hub of the house opening out onto a large terrace. It is very well equipped with double oven, ceramic hob, dishwasher, American fridge freezer (with ice and cold water on tap), double sink and blue lava worktop. There is an electric Aga for the winter months making this an ideal year round let. Off the kitchen there is a larder/pantry with shelves. The washing machine and drier are in here, also the microwave. There is also air con in the kitchen.

Double doors open into the sitting room which is spacious and has plenty of comfortable sofas, a working fireplace, and a TV with satellite and DVD. The house also has a wireless internet connection. There is a WC off the hall which is next to this room and the old kitchen, used now as a workshop and storage.

Outside

The garden is large with an enormous terrace and pergola outside the kitchen/dining room. There are lots of tables and chairs in different parts of the garden, corners for sun or shade as preferred. There is plenty of garden/pool furniture and toys for the young and not so young! There is a ping-pong table and behind the house a ‘jeu de boule’. The swimming pool is 10x5m with graduating steps at shallow end and it is fenced in accordance with French law. There is plenty of space for parking three cars.

Apr/Oct:    1000€ per week for 3 bedrooms only
May:          1100€ per week for 3 bedrooms only
Jun/Sept:  1650€ per week for 3 bedrooms only
Jul/Aug:    2350€ per week for 3 bedrooms only

Additional bedrooms at 250€ each per week.
